Property disclosure

A seller statement of a home’s known issues, sometimes noted at sign-in.

A property disclosure is the seller’s written account of known defects and material facts about a home, such as past water damage or roof age. Requirements vary widely by state, and the disclosure protects both the seller and the buyer.

It is separate from the agency and consent notices an agent may need to capture at an open house sign-in, but the two often travel together. Where a state requires a disclosure acknowledgment or consent at the door, a digital sign-in can record it cleanly. This is general information, not legal advice.
