How the connection works, in full

OpenHouse sends every open house sign-in straight into Follow Up Boss. You connect once with an API key, and after that each visitor who signs in at the door becomes a lead in FUB on its own, tagged with the property address and carrying the answers to your qualifying questions.

Follow Up Boss does not ship an open house app of its own, which is why it keeps an Open House category in its partner directory. OpenHouse is built for that job: capture and qualify at the door, run with no Wi-Fi, and hand the lead to FUB the moment it exists.

Connect it once

You need one thing from Follow Up Boss: an API key.

  1. In Follow Up Boss, go to Admin, then API, then Create API Key. Name it OpenHouse.
  2. Copy the key immediately. FUB shows it exactly once.
  3. Open the Connections page in your OpenHouse dashboard and paste it in.

OpenHouse validates the key live against Follow Up Boss and shows you which account is attached, so you are not guessing whether it worked. The key is stored encrypted and never shown back to you in full.

What each sign-in becomes in FUB

Every sign-in posts to the Follow Up Boss events endpoint, which FUB's own developer docs call "the only correct option to send leads and their activity to Follow Up Boss." Posting an event instead of writing a contact directly is what makes the handoff behave like a real lead source. Three things follow from it:

  • Your lead flow rules run. The visitor routes to the right agent, the same way a portal lead does.
  • FUB dedupes for you. Per the same docs, Follow Up Boss de-duplicates people by phone or email. The neighbor who signs in at three of your listings stays one contact with three visits.
  • Your action plans fire. Each sign-in arrives typed as a Visited Open House event, so the sequence you already wrote starts on its own.

The qualifying answers ride along too. OpenHouse writes them back as tags on the person: Open House, the visitor type, their buying timeframe, their financing status, whether they already have an agent, and whether their contact info was verified. The timeline note spells it out in plain English, including interest level and whether they have a home to sell, so six weeks later you still know which Sunday produced the lead.

It keeps working with no signal

The iPad and iPhone kiosk captures on the device. A vacant listing with one bar of LTE is exactly where paper sign-in sheets survive, and it is where most apps quietly drop leads. OpenHouse holds each sign-in locally, and when the device reconnects, the queue syncs and posts into Follow Up Boss. You can read more about how that works on offline lead capture.

Prefer to keep your own tablet out of visitors' hands? Print the QR code sign-in for the sign rider. The visitor scans it, fills the form on their own phone, and the lead still lands in FUB within seconds.

Buyers who already have an agent

Not every name at an open house is your lead. Some walk in already working with another agent. By default, OpenHouse marks those as represented and holds them back from Follow Up Boss, so your action plans never open a text thread with someone else's client. The record stays in your OpenHouse list and your export, so you lose nothing. If you would rather push every visitor, that toggle lives under Lead handling.

If you also use other tools

OpenHouse can deliver the same sign-in to more than one place. You might send leads to Follow Up Boss and drop a copy into a spreadsheet or a Zapier hook at the same time. No. The iPad and iPhone kiosk captures every sign-in on the device, even with no signal. When it reconnects, the queued leads sync and then post to Follow Up Boss on their own. Browser and QR sign-ins deliver in real time because they already have a connection.

What happens to a visitor who already has an agent?

By default OpenHouse holds that lead back from Follow Up Boss so your action plans never start following up with another agent's client. The lead still shows in your OpenHouse list and your CSV export. You can turn that behavior off under Lead handling if you would rather send everyone.
